To help us find you suitable accommodation we initially require the following before we accompany you to the property:-
  • Please complete our Free to Register Rented Property Questionnaire, please note that anyone over the age of 18 must be included in our tenancy agreements so a questionnaire must be completed for each adult.
  •  We require picture identification for each lead applicant(s), i.e. driving licence, passport etc.
  •  We require confirmation of current address of the lead applicant(s), i.e. utility bill or similar, bank statement etc.
  •  Confirmation of income, i.e. pay slips for the lead applicant(s) or Housing Benefit entitlement.
  • Any supporting evidence that will help your application.
  • We reserve the right to reject any application, without explanation, at any time.


Holder Property Services Rental Application process.
  • On completing the Questionnaire and initially satisfying our criteria we will make an appointment(s) to view your preferred property.
  • If the property is satisfactory, we will then ask you to obtain 2 character references, these references will include the referee's name, address and telephone number.
  • It is our policy to contact the referee to confirm the character reference.
  • If the Applicant is currently renting or has rented a property within 3 years, we will contact the landlord(s) or letting agents, for a suitable reference.
  • We reserve the right to carry out a Credit and Voters Roll check on all applicants.
  • We will then supply the Landlord(s) with all relevant information.
  • Again we reserve the right to reject any application, without explanation, at any time.


  Holder Property Services Tenancy Completion.
  • We require one months rent in advance before the tenancy commences.
  • Subject to the Landlords instruction we will ask for a Bond, usually equivalent to one months rent, or a Guarantor, sometimes both.
  • We charge a non refundable administration fee of £125.00 on completion of the tenancy.
  • ​A Bond Scheme Admin fee of £25.00
  • The Bond will be placed in the Deposit Protection Scheme, for further information please ask Wayne or Anne.
  • A Guarantor is usually a blood relation who is in full time employment, we will however consider any suitable Guarantor. Our criteria is usually someone who is able to pay a defaulting rent for the period of the tenancy and still live in a lifestyle to which they are accustomed.
  • The Tenancy will be a 6 month Fixed Term, Assured Shorthold Tenancy. After the initial 6 months, we do not renew the tenancy, as it becomes a Periodic Tenancy.
